Located between Antwerp's historic city centre and the vibrant Eilandje district, this property enjoys a prime location. Enjoy dinner at Pazzo, a pizza at Otomat, or a coffee at Maona. The MAS museum, the weekly organic market, and the Scheldt quays are all within walking distance. A lively neighbourhood where everything is close at hand.

Situated in a highly visible position on the bustling Falconplein, this move-in-ready commercial property offers approximately 94 m² of space, including a storage area. The property successfully combines authentic character with contemporary comfort and lends itself to a variety of uses, including retail, professional services, office space, a consultancy practice, or a creative concept.

Upon entering, the impressive ceiling heights immediately stand out. Together with the large windows, they create a bright, airy atmosphere and a remarkable sense of space. Original parquet flooring, authentic wooden doors, and elegant period details give the property a distinctive charm that instantly appeals to clients and visitors.

The front commercial area benefits from excellent visibility thanks to its prominent location on the square. At the rear, an additional room can be used as an office, meeting room, showroom, or storage space. The property also features modern sanitary facilities with a shower and toilet, providing added comfort for staff or owner-occupiers.

Finally, you also have the option to purchase the apartment on the upper floors for €725,000, providing a unique opportunity to acquire the entire property under a single ownership.

Marieke and Didier, the owners,

owner speaks out

During the Covid period, my husband joined the family business in West Flanders. Since then, we have fully taken over the company, and it became increasingly difficult to combine the responsibilities of running the business with living in Antwerp. As we were not yet ready to part with our beautiful property, we chose not to sell the apartment and commercial space immediately, but instead rented them out for a period of time. When renovating the property, we made a conscious effort to preserve the charm and character of the original building. The commercial space proved to be a major asset, allowing us to combine living and working in one location without compromising our privacy. In summer, we especially enjoy the lush green treetops overlooking the square. Finally, the location is outstanding: situated between the MAS museum and Antwerp’s historic city centre. Everything is within walking or cycling distance — cafés, restaurants, shops, and all daily amenities. You truly have everything close at hand.
