Description

In always attractive, residential Old Berchem, between Albert Park, Grotesteenweg and Gen. Lemanstraat. Shopping in town, on foot or by bike to the park, supermarket, Leman bakery, at the restaurant, schools, crèches, De Singel, Wezenberg, arterial roads... You're immediately everywhere - the ideal base for every family.

The stately facade already gives some hints of what to expect inside this house: authentic elements, high ceilings, moulures, original floors, stained-glass windows and doors, cast-iron radiators ... Atmosphere trumps!

Entrance hall on marble. At the front: cosy lounge with crackling fireplace. The dining area is the place to have a long dinner with the whole family. Under the skylight, a multifunctional room, to be converted into a dining area, office or playroom, with access to the covered terrace. Rustic, well-installed kitchen on red cement tiles. In spring, the cosy city garden (approx. 45m2) blossoms all over with flowers and rose bushes. Guest toilet. Spacious, dry cellar.

Mezzanine: toilet, handy linen room and bathroom bathed in the atmosphere of a floating cabin. On the first floor the first large bedroom and the second, warmly decorated lounge with library cupboard (or extra bedroom). On the second floor, two more spacious (children's) bedrooms. Since 2019, the third floor has been guest accommodation with bedroom and bathroom: perfect for lodgers or au pair.

Roof insulated (2018), green roof over bathroom, double glazing, Viesmann gas condensing boiler (2016).
Well-maintained property with excellent EPC of 227 kWh/m2 year.

Authenticity and atmosphere all over in this purebred family home.

owner speaks out

When we walked into this house 39 years ago as a young couple, we were immediately sold. It needed work, but we saw the huge potential. Over the years, we made renovations while respecting and preserving as many authentic elements as possible.
We and our three children have always loved living in this spacious, bright house with city garden. Parks, shops, schools, restaurants, culture are within walking or cycling distance. Now that the children are all out the door, it is time for us to move to a smaller house.
We hope the new owners will be as happy here as we are and enjoy everything this house and the neighbourhood have to offer.
