Description

On this wide avenue, Te Boelaer Park and Boekenberg Park are practically in your back garden. This child-friendly neighbourhood blends city life with green spaces, offering a cosy village atmosphere just outside the hustle and bustle of the city. Close by are cafés, restaurants, schools, a tram stop, cycle paths, a swimming pond and a tennis club, as well as Berchem station and major access roads.

Entrance hall with an impressive staircase, cloakroom and guest toilet. The room at the front is ideal as an office or practice. The living area offers plenty of space for a large lounge and a cosy dining area. Thanks to the large windows – including on the side, a rarity in the city! – you’ll always enjoy natural daylight and views of the perfectly oriented garden (SW), where tall trees provide plenty of privacy.

Beautifully renovated kitchen with an XL kitchen island, all appliances, extra storage and a striking amount of charm thanks to the authentic parquet flooring, beautiful doors and exposed beams. Covered terrace with a practical step leading down to the garden.

On +1: two large bedrooms with a refurbished en-suite bathroom (walk-in shower) and toilet. At the front, the third, huge bedroom with potential space for a further dressing room. On +2: again, two spacious
bedrooms, one of which has access to the beautiful terrace with unobstructed views, a second bathroom and another toilet.

Nice extras: utility room, huge garage (always park right outside the door!) and a basement with a hobby room. Thanks to the renovated and insulated roof, the new windows, solar panels, etc., this semi-detached house also has a favourable EPC rating of B.

The owners

owner speaks out

When we bought this house, we immediately fell in love with its charm and authentic features. We have completely renovated it and tried to preserve the house’s character as much as possible, whilst combining it with all the comforts of modern life.

What we’ve always loved most about this place is the sense of peace and cosiness. Thanks to the abundance of light, the warm atmosphere and the fantastic garden, it really feels a bit like a holiday to us every day. It’s a house where you instantly feel at ease and where we’ve thoroughly enjoyed living.

The location completes the picture; the house is situated between two beautiful parks where you can enjoy lovely walks and exercise. At the same time, you can reach the city centre in just fifteen minutes by bike or public transport. This property thus combines the best of both worlds: peaceful living in a green setting, with the city always close by.
